Closed Sales are up in February 2012; March activity shows no signs of slowing down

Closed Sales
In this month's John R. Wood Market Report, closed sales priced above $1,000,000 continue to rise with 49 closings in Feb compared to 42 closings this same time last year. During the first two months of 2012, median sales prices are at the highest level for the same period since 2008. Additionally, properties priced between $500,000 and $750,000 posted the biggest gains over prior year with a 30% increase over year-to-date 2011.

Pended sales
Regarding pended sales, February 2012 is the third highest on record for the month. The number of pended sales between $500,000 and $1,000,000 is up 31% over first two months of 2011; the largest increase of any segment.

New Listings
The number of new listings taken in February is the lowest for the month since 2005. On March 1, 2012, available inventory in the combined Naples, Bonita Springs and Estero market stands at 8,059 units (4,336 condominiums and 3,723 single family homes). This represents a 9.2 month supply based on the number of closings in the past 12 months.

December 2011 Closed Sales and Average Sale Price Both Increase Over 2010

 

Closed Sales
Closed sales units in 2011 increased 5% over 2010, and are up 104% from their 2007 low. Closed sales above $1,000,000 are up 12% with 706 closings in 2011 vs. 630 in 2010. Average sales price has increased 7% since 2009 while median price has remained stable.

Pended sales
Pended sales in December were approximately the same as December 2010 with less than a 4% difference. Pended sales above $1,000,000 were up 7% for the year. Properties priced below $500,000 showed a 5% decline in pended sales over prior year.

New Listings
The number of new listings placed on the market in 2011 is down 13% from 2010. New listings for the month of December are the lowest for the month since 2004. Available inventory on January 1, 2012 in the combined Naples, Bonita Springs, and Estero markets stand at 7,896 units (4,264 condominiums and 3,632 single family homes). This represents a 23% decrease from January 1, 2011.

Real estate sales activity continued to improve throughout 2011

Closed Sales
The number of closed sales in 2011 increased 5% over 2010, making it the fourth consecutive year to show an increase market, a percentage that has remained consistent since 2009. Properties priced above $1,000,000 reached its highest level since 2007, with 706 closings, up 42% from the 2009 low with 498 closed sales.

Inventory Levels & New Listings
The inventory of available properties dropped 23% during the past twelve months and is at its lowest level in the last five years. On January 1, 2011, there were 10,265 properties for sale in the Naples, Bonita Springs, Estero market. On January 1, 2012, that number stands at 7,896. The largest declines in condominiums occurred in the price range below $250,000, which declined by 571 units and the segment between $2 and $5 million, where availability decreased by 38% or 53 units. The biggest declines in single family homes occurred in the price category below $250,000, where the supply dropped by 814 units and those priced between $500,000 and $750,000 which stands at 117 fewer available units than a year ago. The number of new listings placed in inventory declined for the fifth consecutive year. Short sales and foreclosures also continued to drop as a percentage of total inventories down from 19% in January 2011 to 12% a year later.

Pended Sales
Pended sales remained approximately consistent with 2010, showing less than a 3% difference, and making it the third highest year on record. Properties priced between $2 million and $5 million continued at a brisk pace, increasing 8% over 2010. The ratio of pended sales to new listings was one sale for every 1.3 new listings, an improvement over year end 2010 and the continuation of a three year trend. It is important to note that not all pended sales close. However, these benchmarks along with listing inventory have proven to be the best leading indicator of market direction.

In Summary
Real estate sales activity continued to improve throughout 2011. Despite continuing economic challenges, all price ranges recorded increases over the prior year and the market above $1,000,000 continued the rebound which started in 2010. The robust activity has resulted in diminished inventory in all price ranges, and a market with approximately nine months of existing supply. Foreclosures and short sales decreased as a percentage of overall market, and most of the remaining product in this segment involves properties priced below $250,000. John R. Sales are steadily increasing as inventory continues to decline from prior years

 

Closed Sales
Closed sales units through September are up 5% over the same period 2010, and the highest for the period since 2005. The Median sales price year-to-date remains approximately the same as 2010 and just slightly higher than 2009. Although the number of closed sales is down slightly from September 2010, they remain among the highest for the month during the past 12 years.

Pended sales
The number of pended sales recorded in September is the highest since March and among the highest on record for the month. Year-to-date pended sales priced between $1,000,000 and $5,000,000 are up 11% over the same period 2010. Sales above $5,000,000 remained level. Monthly Pended sales priced between $1,000,000 and $2,000,000 are up 30% over September 2010. Properties priced above $2,000,000 maintained the same level as prior year.

New Listings
The number of new properties placed on the market through September is down 13% when compared with the same period 2010, and the lowest for the period since 2004. The number of new listings taken in September is down 9% from September 2010 and 31% from the peak for the month which occurred in 2006. Total available inventory in the Naples, Bonita Springs, Estero market on October 1, 2011 stands at 7,459 units (4,052 condominiums and 3,407 single-family homes). This represents a 24% decline from October 1, 2010.

Luxury Home Market Coming to Life

Nationwide, the one segment that has shown signs of strength in 2011 is the luxury home market.  Even though some of the other price ranges are challenged by issues such as buyer mortgage qualification and lack of employment opportunities, the higher end market has to a great extent avoided those issues.

"Luxury is the best performing segment of the housing market right now," says Stan Humphries, chief economist of Zillow.

Prices of $1 million-plus properties have risen 0.7 percent since February, nationwide, according to Zillow.

A rebound in Wall Street has helped fuel a thirst again for mansions in the Hamptons and on Long Island, as well as luxury co-ops in New York City, where closings are returning to 2007 levels. Also, a tech boom is driving sales in the luxury market in Silicon Valley, where twice as many homes have sold for $5 million or more this year than the year prior.

International buyers are a big part of the rebound in the luxury market, housing experts say. Foreign buyers purchased $82 billion worth of U.S. residential real estate last year--an increase from $66 billion in 2009. In Florida, foreign buyers now make up a third of all home purchases, up from 10 percent in 2007.

Southwest Florida is further into the recovery than some other parts of the country, with good activity in all price ranges and most geographic areas.  The luxury market has, like other areas of the country, been quite active.  According to Phil Wood, CEO of John R. Wood Realtors, "We were particularly impressed with the strength of the high end local markets during the normally slow summer and early fall seasons."

The Wood firm is heavily involved in the million and over market, having sold thousands of homes in that price range.  Global marketing programs and the hundreds of web sites run by the company have been especially effective in helping reach potential upper end buyers.  Current area listings in that price category range from one million to approximately $28 million.

Closed Sales
The number of closed sales in August remains approximately the same as August 2010 and is the third highest for the month in 11 years. The year-to-date closed sales are up approximately 5% and volume is up 6.5%. Sales of properties priced above $1,000,000 are up 11% through August (545 in 2011 vs. 489 in 2010).

Pended sales remained approximately the same in August as July. Although pended sales for August are among the lowest for the month, a rolling 12 month comparison (8/1/10 - 7/31/11) ranks them among the highest on record for this period.

New Listings
The number of properties placed in inventory during August is 12% lower than August 2010. Available inventory in the Naples, Bonita Springs, and Estero markets stands at 7,263 units (3,913 condominiums and 3,350 single family homes). This represents a 26% decrease from August 2010. Overall inventory represents approximately an eight month supply based on the number of closed sales during the past 12 months.

According to the National Real Estate Association (NAR), existing-home sales rose 7.7 percent to a seasonally adjusted annual rate of 5.03 million in August from an upwardly revised 4.67 million in July. "The increase came even as overly tight credit, appraisal issues, and Hurricane Irene hampered markets. Some of the improvement might result from sales that were delayed in preceding months, but favorable affordability conditions and rising rents are underlying motivations," NAR Chief Economist Lawrence Yun says. Investors were more active in absorbing foreclosed properties.  In additional to bargain hunting, some investors are in the market to hedge against higher inflation. June 2011 Year-to-date Sales at Highest Level Since 2005

 

Overall inventory continues to fall and currently stands at approximately a nine-month supply.

Market activity continued at an active pace during the month of June, as buyers began returning for the summer "buying season". Inventory continued to drop and the median sales price is up substantially since the beginning of the year.

Closed sales are up over prior year in all price segments with the exception of properties priced above $5,000,000, which remains approximately even with the same period in 2010 (17 closed year-to-date 2011 versus 16 in 2010). Closed sales between $1,000,000 and $5,000,000 are up 15% over the first six months of 2010. Median sales prices have increased 18% since January 2011.

Pended sales above $1,000,000 posted a 25% increase for June 2011 over June 2010. Year-to-date pended sales are approximately even with the same period in 2010, and the third highest on record for the period.

The number of new listings placed on the market in June was the lowest for the month since 2004. Available inventory in Naples, Bonita Springs, and Estero markets stand at 7,589 units (4,027 condominiums and 3,562 single family homes). This represents a 22% decrease from July 1, 2010. May-June Home Sales for Naples & Bonita Springs show Promise

The June 1st Market Report


Closed Sales

Closed sales units in May remained approximately the same as May 2010, and the third highest on record for the month.

Median sales price year-to-date increased 9% over April’s year-to-date median price.

Median sales price for the year-to-date May period has remained relatively consistent for three years.

Closed sales units over $1,000,000 are up 11% for the year.


Pended SALES

Pended sales remained brisk in May and approximately even with May 2010.

Year-to-date pended sales are the highest on record for the period, and comparable to 2005 levels.


NEW LISTINGS

The number of new listings placed on the market in May was the lowest since 2005.

Available inventory in the Naples, Bonita Springs, Estero market on June 1, 2011 stands at 8,101 units (4,310 condominiums and 3,791 single family homes). This represents a 17% decrease over the same period 2010.

Overall inventory represents slightly less than a 10 month supply based on closed sales during the past 12 months.

March Sees Strong Sales, Inventory Decreases

 

A large number of sales, spanning all price points, plus decreases in inventory in almost all price segments dominated the Naples, Bonita Springs and Estero markets during March. In fact, closed sales for the month of March were exactly even with March 2005, tying these two months for the highest number of closed sales for the month on record. Pended sales, up 6 percent over March 2010, established a new record high for the month.

When comparing first quarter 2011 with first quarter 2010, closed sales were up 6 percent over 2010, sales above $1 million were up 15 percent over 2010, and pended sales were the highest on record and exceeded first quarter 2005 by 4 percent, which previously held the record for the highest first quarter.

The number of new properties placed on the market in first quarter 2011 was 8 percent below the same period for 2010 bringing the available inventory in Naples, Bonita Springs and Estero to 9,587 units (4,988 condos and 4,599 single-family homes) as of April 1.

All condo price segments showed a decrease in inventory with the exception of those priced above $5 million. The largest decrease in single-family home availability occurred with properties priced between $750,000 and $1 million, which was down 23 percent, and properties priced above $1 million which declined 18 percent.

Collier Named Healthiest County in Florida

 

Out of Florida's 67 counties, Collier County retained its healthiest county rating ranking for a second year in a row. Collier snagging the number-one spot is being attributed to lifestyle and improved access to medical care, according to an analysis by a leading private philanthropic organization.

"The credit for our stellar number-one status belongs to the entire community as the health of our community depends on every individual and a variety of stakeholders including our hospital systems, healthcare providers, emergency services, law enforcement, education, social services and employment," said Dr. Joan Colfer, director of the Collier County Health Department.

Collier's ranking for access to clinical care and quality care improved dramatically, and it maintained lower rates for adult smoking, obesity, low birth-weight infants and sexually transmitted diseases than state averages.

"Where you live does matter to your health, and the new rankings confirm once again that we live in a great place," said Dr. Allen Weiss, president and chief executive officers of the NCH Healthcare System.
