|Bright Spot: Sales of $1 Million and Up Properties Remains Strong
Closed sales through October 2010 continued ahead of 2009, showing a 15% increase for the period. The collective volume of sales for this period also showed a 22% increase, indicative of increased activity in the price segment above $1 million.
Pended sales also remained ahead of 2009 on a year-to-date basis, and pended sales priced above $1 million showed a 24% increase for the period over 2009. When comparing the number of pended sales for the month, October 2010 reported the second highest level over the last 10 years.
New listings taken through October 2010 was at its lowest level since 2005 with total available inventory in the Naples, Bonita Springs and Estero market at 10,110 as of November 1, 2010. This total represents 5,194 condos and 4,916 single-family homes. This is approximately 3% less than November 2009 and is consistent with the inventory build-up which typically occurs as seasonal residents return during the fourth quarter.***
